Housing in Kenya

A bedsitter is a compact home where the main living and sleeping space is usually combined. Larger choices include one-bedroom or multi-bedroom apartments, maisonettes, detached houses, shared homes, and rooms within compounds. Housing conditions differ sharply between cities, smaller towns, informal settlements, peri-urban areas, and rural communities. The same rent can represent very different space, access, and service levels. Water may come directly from a regular supply, shared taps, storage tanks, boreholes, vendors, or other arrangements. Tenants should test the supply and understand storage, quality, access, and payment responsibilities. Electricity arrangements can include individual or shared meters and different payment methods. Cooking fuel, waste collection, drainage, internet access, and backup lighting are also practical housing concerns. Security involves the door and windows, access control, lighting, neighbours, fire safety, and the route home. Guards and gates can help, but they do not replace careful inspection and everyday awareness. Transport access affects the true cost of a home. Distance from work or school, traffic, walking conditions, evening travel, and fares can matter more than straight-line distance. Rental agreements should clearly record the parties, property, rent, deposit, payment method, notice arrangements, included services, repairs, and property condition. Written payment records reduce later disagreements. A physical inspection is important because photographs may hide noise, damp, leaks, poor mobile signal, unfinished work, or difficult access. Visiting at different times can reveal conditions missed during one short viewing.
