Housing in Albania

Rental housing is widely available in cities and tourist areas, while options can be fewer in small communities. Homes may be advertised through agents, online listings, signs, or personal networks. Rent is called qira in Albanian. The true monthly cost may include rent, electricity, water, internet, building charges, heating or cooling, and other agreed expenses. Written contracts should identify the parties, property, payment, deposit, term, notice arrangements, included furnishings, utility responsibility, and repair duties. Obtain a copy signed by everyone involved. Inspect the actual home rather than relying only on photographs. Check water pressure, hot water, drainage, electricity, appliances, locks, windows, damp, ventilation, heating, cooling, noise, mobile signal, and common areas. Building quality and utility reliability vary. Older buildings may have different insulation or infrastructure, while new appearance alone does not guarantee good construction or management. Ownership and authority to rent should be clear. Verify the identity of the person receiving money and ask for evidence that this person owns the property or is authorized to act for the owner. Record the home's condition with dated photographs and a signed inventory before moving belongings inside. Note existing damage and meter readings so they cannot later be treated as your responsibility. Neighborhood choice affects transport, schools, shops, healthcare, noise, safety, parking, and daily comfort. Visit at different times because a quiet daytime street can be very different at night or during summer.
