Housing can be rented privately, purchased or allocated through limited-profit and municipal models. Access, requirements and waiting times differ depending on the type of housing and location. The rental agreement regulates, among other things, the apartment, the contracting parties, the payment, the duration and the permitted use. Verbal promises should be recorded in writing before signing. In addition to the actual rent, the monthly housing costs may include operating costs, energy, heating, internet and other agreed costs. A fair comparison therefore requires looking at the total housing costs. A deposit usually serves as security for certain claims arising from the rental relationship. The condition of the apartment and any existing damage should be documented carefully during the handover. House rules regulate living together, for example quiet hours, shared areas, waste and safety. Separate procedures may also apply to the laundry room, basement, bicycle room and courtyard. After moving in, residence registration is important. The official residence registration form (Meldezettel) concerns the registration of an official residence and is not the same as the rental agreement. Defects such as dampness, heating failure or damage should be reported quickly and in a verifiable way. Major alterations or repairs carried out without authorization can create new problems. When moving out, timely planning, a documented handover and the orderly return of keys are helpful. Outstanding payments and agreed obligations should be clarified beforehand.
