Housing is called mājoklis in Latvian, and a rental agreement is an īres līgums. Riga usually offers the broadest choice, while smaller towns and rural areas have different prices, conditions, and transport links. Apartments are common in cities and may be located in historic buildings, Soviet-era blocks, or newer developments. Building age can affect insulation, heating, sound, lifts, and maintenance. A written rental agreement should identify the parties, property, rent, deposit, payment date, duration, notice process, and responsibilities. Read every document before paying or receiving keys. Housing costs often include more than rent. Heating, electricity, water, waste, building management, internet, parking, and shared charges may be billed separately. Seasonal heating is an important part of Latvian housing. Ask for previous winter bills and learn whether heating is central, individual, or controlled through the building. A declared place of residence is important for many official and municipal matters. Confirm in writing whether the owner permits declaration at the rented address. Inspect the home for moisture, ventilation, windows, locks, appliances, meters, pests, and visible damage. Record the condition with a signed inventory and dated photographs. Ownership and authority to rent should be verified before money changes hands. Pressure to pay immediately, unclear identity, refusal of a contract, or an implausible offer are warning signs. Neighbours and building rules shape daily life. Understand quiet expectations, waste sorting, shared-space use, pets, smoking, parking, and responsibility for minor repairs.
