Housing in Jordan

Rental housing is common in cities, with furnished and unfurnished options. The best choice depends on length of stay, household size, transport, services, and the cost of obtaining furniture and appliances. A rental agreement may be called an ijar contract. It should identify the parties, property, rent, payment method, duration, deposit, included items, utilities, maintenance duties, and ending arrangements. Water scarcity shapes housing systems. Many buildings receive water on a schedule and store it in rooftop or ground tanks, so tenants need to know tank capacity, pumping arrangements, and responsibility for faults or cleaning. Heating is a major consideration because Jordanian winters can be cold, especially in elevated areas. Homes may use portable heaters, air-conditioning units, central systems, gas, electricity, or other arrangements. Summer heat, sunlight, insulation, ventilation, and floor level also matter. A bright top-floor apartment may behave very differently from a shaded lower home. Electricity, water, internet, building fees, heating fuel, and maintenance may be separate from rent. Tenants should ask how each charge is measured, billed, paid, and divided in a shared building. Neighborhood quality is personal and practical. Visit at several times to assess traffic, noise, walking conditions, shops, transport, schools, parking, and the route home after dark. Before moving in, record the condition of walls, floors, plumbing, appliances, furniture, meters, keys, windows, and doors. Dated photographs and a signed inventory reduce disputes. Good landlord communication is valuable, but important promises should still be written. Tenants should know who handles urgent repairs and how access to the home will be arranged.
