Rental homes can be found through licensed real-estate agents, local recommendations, direct contact with landlords, and online or social-media listings. A viewing should be combined with checks of the landlord's identity, the property's ownership or authority to rent, its condition and access to utilities. A written agreement should identify the parties, property, term, rent, currency, due date, deposit, utilities, repairs, notice, inventory, pets and subletting. An attorney can review unclear clauses or an unusual arrangement. Grenada has no reliably established nationwide standard for rent or deposit amounts. The agreement should state whether payment is in Eastern Caribbean dollars or United States dollars, who pays electricity, water, internet, maintenance, waste collection and other services, and whether the property includes a generator, water tank, parking or furniture. Grenlec supplies electricity and NAWASA supplies water and wastewater services; connection or transfer arrangements, deposits, meters, outages and interruptions should be clarified before occupation. A home should also be checked for mould, pests, drainage problems, roof condition, storm shutters, slope or coastal exposure, emergency access and the availability of backup water or power. Buying a home involves checking the title, boundaries, easements, planning and zoning, taxes, survey information, utility access, flood and landslide exposure, and hurricane risks. A local attorney or conveyancer should conduct the title search and guide the written offer, contract, conveyance and registration. Non-citizens may fall under the Non-Citizen Landholding Licence Act regime, so licence requirements, fees, land-area limits and permitted use should be verified before signing or paying a binding amount. Real-estate purchase through Grenada's Citizenship by Investment programme is a separate programme pathway and is not the general way to obtain property ownership. The Grenada Development Bank, commercial banks and credit unions may offer housing or development finance, subject to their own rules on income, equity, security, interest, insurance, foreign exchange and immigration status. The Grenada Housing Authority and government bodies may run housing, repair or social programmes, but eligibility, funding, waiting lists and parish coverage depend on the specific programme. These programmes do not establish a general nationwide housing entitlement. During occupancy, the contract and applicable local rules determine responsibilities for repairs, use, safety and alterations. Structural, electrical and water-related defects should be reported in writing with photographs and records of payments and communications. Subletting, assignment, shared occupation, short-term or holiday use, and business use should be checked against the agreement and any planning, tax, strata, homeowners' association or neighbourhood requirements. When housing ends, record notice, any break clause, inspection, deposit return, meter closure, key handover and forwarding address in writing. A fixed-term agreement may still create consequences if it is abandoned early, and eviction, lockouts or utility disconnection should not be assumed lawful without checking the contract and applicable local law.
